Dust Wipe & Clearance Testing

What Clearance Testing Confirms

After renovation or RRP-compliant work or abatement is completed on a property with lead-based paint, clearance testing confirms the space is safe to occupy again. This typically involves dust wipe sampling from floors, windowsills, and other surfaces to verify lead dust levels are below regulatory thresholds.

When Clearance Testing Is Required

Clearance testing is a required final step for any project involving abatement as defined by MGL Chapter 111, Section 197, and it’s commonly required for HUD-related property transactions and financing — relevant across Springfield’s rental-heavy neighborhoods like Pine Point and the South End, where many transactions involve subsidized or HUD-connected financing. It must be performed by a certified risk assessor or certified lead-based paint inspector — not by the contractor who performed the work.

What You Receive

We provide both the sampling and the written clearance report confirming the space meets the required standards, giving you the documentation needed to close out a project, satisfy a transaction requirement, or complete the process toward a Letter of Compliance for a rental property.

Frequently asked questions

Clearance Testing FAQ

Who needs clearance testing?

Anyone completing an abatement project as defined by Section 197, and often anyone involved in a HUD-related property transaction on an older building.

Can the contractor who did the work perform the clearance testing themselves?

No — clearance testing must be performed by an independent certified risk assessor or lead inspector, not the contractor who performed the abatement or renovation.

How soon after project completion can testing happen?

Typically once the work area has been properly cleaned and is ready for final inspection — we can coordinate timing directly with your contractor.
