Lead Paint Inspection · Springfield & Western Massachusetts

A lead risk assessment goes a step further than a standard inspection. Where an inspection tells you whether lead-based paint is present and where, a risk assessment identifies whether that paint — or lead dust or soil around the property — currently poses a health hazard, and lays out the options for addressing it.
The assessment covers paint condition, dust sampling from floors and windowsills, and in some cases soil sampling around the exterior. This matters especially in older, denser Springfield neighborhoods like Mason Square, McKnight, and the South End, where multi-family housing built well before 1978 is common and paint condition varies significantly unit to unit.
Findings are compiled into a written report that explains the results in plain terms and outlines interim control options (short-term maintenance steps, valid for one year under state regulation) or full abatement (permanent removal, which under MGL Chapter 111, Section 199 provides the strongest legal protection against liability claims from an occupant).
A risk assessment can only be performed by a certified Risk Assessor — a separate credential from a standard Lead Inspector certification under Section 197B, reflecting the added scope of the work.
This is typically the right service when there’s already a known concern — a child with elevated blood lead levels, visibly deteriorating paint, or a property with a documented history of lead hazards — rather than a first-step inspection on an otherwise unremarkable property. If you’re not sure which service applies, our Lead Paint Inspection page covers the baseline first step, and landlords should also review Rental Lead-Safe Certification.
Frequently asked questions
If there’s a known or suspected hazard — deteriorating paint, a health concern, or a prior lead violation on the property — a risk assessment is the appropriate next step rather than a standard inspection.
The report outlines interim control options (valid one year, renewable once) and full abatement options under Massachusetts regulation, so you can decide how to proceed.
In many cases yes, when both are needed — ask when scheduling so the visit is planned to cover the full scope.
